The perception management approach is based on an admission of inadequacy.

Even though I know they are an authorized real estate office, calling the property owner and saying "I have a client" gives me this response:

The perception management approach is based on an admission of inadequacy.

Last week, I received a phone call from a property owner whose portfolio I work on.

A real estate agent had called them, saying they were a client and would be making an offer.

The property owner said they could meet with me.

They had previously received a similar call from another real estate agent who claimed to be a client.

After that, I haven't received any calls from the relevant real estate agents.

They are well aware that I work on that portfolio.

From this, I deduce two possibilities. Either the person in question genuinely has a client but doesn't want to share their service fee.

Or, they don't actually have a client and are trying to manipulate public perception of the property owner.

As has been the case throughout my entire real estate career, and as is the case in my current strategic real estate asset management activities, I have always prioritized:

Creating attractive value for both the property owner and the buyer. Everything else has been shaped accordingly.

My focus has always been on improving myself, my organization, and my operations, and optimizing their effectiveness.

Even with the cheapest rental properties, I have never hesitated to partner with a professional real estate agent. I have never prioritized anything other than maximizing value creation.

In my opinion, once the mind enters a gray area, it loses the possibility of remaining white.

Calling a property owner and saying "I have a client," even though you know you're an authorized real estate office, means this to me:

"My only focus is the service fee I'll earn. Providing the right service isn't among my priorities. I'm not competent in creating attractive value, and putting in a lot of continuous effort isn't for me. I need quick solutions..."

A person's approach provides important information about their priorities.

Creating attractive value primarily requires healthy personal integrity and awareness.
